What it is
Drainage is the system of channels, gullies, pipes and soakaways that moves surface water off paved and planted areas to somewhere it can safely dissipate. Done properly, water is captured at the low point, piped to a correctly sized soakaway, and gone. Done badly, it pools against your house.

Trenches dug to correct fall (minimum 1:80 on surface water), 110mm SDR-11 pipework laid on a granular bed, jointed and pressure-checked.

Modular soakaway crates installed at correct depth, wrapped in geotextile, backfilled with drainage stone. Or connections made cleanly to existing surface water systems.

Drainage: The Detail
Channel drains, gullies and linear systems
ACO HexDrain, Multiline and Q-Max channels installed across driveways at low points, garage entries and threshold drops. Channels bedded on a concrete haunch with 1:80 fall to the outlet, connected via 110mm SDR-11 pipe to the soakaway. Cast-iron or galvanised gratings for domestic loads; ductile iron D400 for commercial and vehicle-crossed points.
Soakaway sizing and construction
Soakaway volume is sized against roof/paved catchment area and local percolation rate, typically 1m³ of storage per 20m² of impermeable area on average Bucks soil. Standard build is modular crates (Aquacell, Rainstore3) wrapped in a geotextile membrane, backfilled with 20–40mm clean stone. Located minimum 5m from any building and downhill of foundations. BRE Digest 365 compliant.
French drains and land drainage
For waterlogged lawns and gardens we install French drain runs: 300–450mm wide trenches with a perforated 100mm land drain pipe bedded in 20mm shingle, wrapped in a geotextile membrane and backfilled with more shingle to within 100mm of the surface, topped with topsoil. Runs typically at 3–5m spacing on heavy clay, all falling to a discharge point or soakaway.
Permeable driveway construction
The alternative to a soakaway is a fully permeable driveway construction, Priora block paving or resin bound over an open-graded Type 3 sub-base. Water drains vertically through the surface into the sub-base, which acts as an attenuation layer. Ideal for SuDS compliance on new driveways without space for a separate soakaway.
Residential vs commercial
Residential: 110mm SDR-11 pipework, modular crate soakaways, HexDrain-grade channels. Commercial: heavier-grade SDR-9 pipework, larger attenuation tanks, D400 grating throughout, silt traps and interceptors. We install both, and coordinate with drainage engineers on larger schemes.
